Key Takeaways
Palafitos at El Dorado Maroma ranks first in Mexico. Its stilted suites over the Caribbean took their first guests in September 2016 as Mexico's first overwater bungalows over the open sea, and each has a glass floor, a private infinity pool and stairs into the sea.
Naviva, A Four Seasons Resort ranks second. It isn't overwater: its 15 tented bungalows sit in 48 acres of forest above the Pacific in Punta Mita, with a private plunge pool at every tent, no more than 30 guests and an all-inclusive, adults-only rate.
The Maldives and Bora Bora still set the standard for overwater villas. Four Seasons Resort Bora Bora has 108 overwater bungalows and two MICHELIN Keys (2026), and Soneva Jani's water villas come with a slide into the lagoon.
Transfers add real cost. A seaplane to Four Seasons Resort Maldives at Landaa Giraavaru runs $460 to $980 per adult each way before service charge and tax, while Palafitos is about 30 minutes by road from Cancún's airport.
Season matters as much as the room. The Maldives is driest from December to April, French Polynesia from May to October, and Mexico's Caribbean coast carries sargassum risk in late spring and summer.
The best overwater bungalow and beach villa resorts for 2026
An overwater bungalow is a suite built on stilts over a lagoon or the sea, usually with steps down into the water and, at the better resorts, a private pool on the deck. The format started in French Polynesia in the 1960s and later spread to the Maldives.
In Mexico, Palafitos at El Dorado Maroma opened the country's first overwater bungalows on the Caribbean in 2016, and Rosewood Mayakoba has suites over a lagoon. What Mexico has far more of is the next thing down: standalone bungalows and villas with their own pools, set apart from the main resort. For many travelers from the US, a nonstop flight of a few hours to Cancún or Puerto Vallarta beats two long-haul legs and a seaplane, so this list starts in Mexico and then crosses to the Indian Ocean and the South Pacific.
Each pick below gives the location and transfer, why it made the list, what you get, and an honest trade-off.

Methodology in brief
We ranked each resort against five criteria. Every factual claim below (room counts, opening years, room sizes, named awards) is checkable against the property or a reputable third party.
Criterion | What it captures |
The room itself | Whether it's genuinely over the water, its size, and what's on the deck: a private pool, a glass floor, direct steps into the sea. |
Privacy | How many guests share the property and how far apart the bungalows or villas sit. |
Getting there | Flight time from the US, plus the cost and length of the final transfer by road, boat or seaplane. |
Acclaim | Independent recognition, including MICHELIN Keys, Forbes Travel Guide stars and Condé Nast Traveler lists, cited with the year. |
Season and water | When the weather is reliable, whether you can swim from the room, and seasonal risks like sargassum. |
Mexico: overwater suites and bungalows within a short flight of the US
Mexico has two coasts for this kind of trip. The Caribbean side, south of Cancún, is where the country's overwater suites are, along with warm, clear water and a sargassum season that peaks in late spring and summer. The Pacific side around Punta Mita, about 45 minutes from Puerto Vallarta's airport, has no sargassum and no overwater rooms, and its bungalows and villas trade the stilts for space and privacy.
1. Palafitos at El Dorado Maroma: Best for overwater without a long-haul flight
Location: Maroma Beach on the Riviera Maya, between Cancún and Playa del Carmen, about 30 minutes from Cancún International Airport.
Why We Love It: These were Mexico's first overwater bungalows built over the open sea, and they deliver the full South Pacific format: a glass floor, a private infinity pool and stairs straight down into the sea.
Amenities: A whirlpool tub, an open-air shower and butler service in every bungalow, an overwater grill and bar, and an adults-only, all-inclusive rate.
What to Consider: Sargassum. Mexico's Caribbean coast had its worst season on record in 2026, with more than 124,000 tons of seaweed cleared between April and August and Playa del Carmen among the hardest-hit areas. Winter is the safer window.
Overview: Palafitos at El Dorado Maroma
Palafitos is part of El Dorado Maroma, now operated by Lomas Hospitality, and took its first guests on September 1, 2016, when it was marketed as Mexico's first overwater suites. Its 30 bungalows stand on stilts over the Caribbean in three categories: the Overwater Bungalow, the Elite Overwater Bungalow and a Two-Bedroom Presidential suite for four adults. The resort's published rates in October 2026 start at about $1,406 a night for an Overwater Bungalow, $1,690 for the Elite and $3,534 for the Presidential, all-inclusive. It's adults-only, with butler service in every bungalow.

2. Naviva, A Four Seasons Resort: Best for privacy and wellness
Location: A forested peninsula in Punta Mita, Riviera Nayarit, at the northern tip of Banderas Bay, about 45 minutes by car from Puerto Vallarta International Airport.
Why We Love It: Fifteen tented bungalows share 48 acres and no more than 30 guests are ever on property, which works out to about 1.6 acres per guest at capacity. Every tent has its own plunge pool.
Amenities: A private plunge pool and outdoor shower at every tent, an all-inclusive rate with a 90-minute spa journey per guest per stay, temazcal ceremonies led by a curandero, two standalone spa pods and Cocina Copal, a 30-seat restaurant.
What to Consider: The bungalows sit on a forested bluff above the sea. La Solana, Naviva's own 575-foot beach, is rocky and suited to strolling and sunbathing, so most swimming happens in the plunge pools or at Four Seasons Resort Punta Mita's beaches nearby. Steps lead down to the beach, there's one restaurant on site, and its entry rate is the highest of the Mexico picks on this list.
Overview: Naviva, A Four Seasons Resort
Naviva, A Four Seasons Resort opened in December 2022 as a separate, adults-only resort next to Four Seasons Resort Punta Mita. Its 15 tents come in two sizes: 10 Ocean-View Bungalows of about 1,259 square feet, indoors and out, and five Ocean-View Grand Bungalows of 1,604 to 1,722 square feet. The all-inclusive rate covers meals and drinks, daily practices and a 90-minute spa journey per guest per stay. Chef Sofía Mojica cooks over wood at Cocina Copal, which has no set menu. Condé Nast Traveler put Naviva on its 2023 Hot List, its readers placed it third among Western Mexico resorts in the 2024 Readers' Choice Awards, and in 2026 the magazine named it to its inaugural Triple Crown, for properties that have made its Hot List, Gold List and Readers' Choice Awards. It ranks second here only because the bungalows aren't over the water.

3. Four Seasons Resort Punta Mita: Best for families and golfers
Location: The same Punta Mita peninsula in Riviera Nayarit, next to Naviva and about 45 minutes from Puerto Vallarta International Airport.
Why We Love It: Its villas and residences come with private pools and dine-in kitchens, set inside a full resort with two Jack Nicklaus golf courses and calm beaches that are good for swimming.
Amenities: 22 villas, seven residences and three beach homes alongside 177 rooms and suites, the Pacifico and Bahía golf courses, the 13-room Apuane Spa and the Kids For All Seasons club.
What to Consider: It isn't all-inclusive, so dining adds up, and it's a full resort of more than 200 keys, so it's busier than anything else in Mexico on this list.
Overview: Four Seasons Resort Punta Mita
Four Seasons Resort Punta Mita opened in September 1999. Alongside its 177 rooms and suites, it has 22 villas, seven residences and three beach homes, which run from the three-bedroom Ocean Residence to the seven-bedroom Casa Tesoro. The villas and residences have private pools and dine-in kitchens, and the beach homes open directly onto Manzanillas Beach. Golfers get two Jack Nicklaus courses, and on Pacifico the optional 3B hole, known as the Tail of the Whale, plays to a natural island green. Forbes Travel Guide rated the resort Five-Star in 2026, and it's held two MICHELIN Keys since 2024.

4. Rosewood Mayakoba: Best for lagoon living and a butler
Location: The Mayakoba complex just north of Playa del Carmen on the Riviera Maya, about 40 minutes from Cancún International Airport.
Why We Love It: Its Deluxe Overwater Lagoon Suites sit over a calm, mangrove-lined lagoon, a quieter setting than the open sea, with a heated plunge pool and butler service.
Amenities: Suites of about 788 square feet with a 1,016-square-foot terrace, heated plunge pools, butler service, and Sense, A Rosewood Spa, set on its own island in the lagoon.
What to Consider: The water under your suite is a lagoon, so the beach is a walk or a boat ride away. The overwater suites cost about $3,059 a night, more than Palafitos.
Overview: Rosewood Mayakoba
Rosewood Mayakoba opened in 2008 within the Mayakoba development, where canals and lagoons run between the jungle and the sea. Its Deluxe Overwater Lagoon Suites put guests over the water, and each comes with a heated plunge pool and a butler. The MICHELIN Guide gave the resort two Keys in its 2026 selection.

5. Four Seasons Resort Maldives at Landaa Giraavaru: Best for manta rays and marine life
Location: Baa Atoll, inside a UNESCO Biosphere Reserve, 35 to 40 minutes by seaplane from Malé.
Why We Love It: Its Water Villas with Pool were redesigned in 2019 around a 40-foot private pool that reaches out over the lagoon, and the resort runs its own manta ray and coral reef programs.
Amenities: Two-level water villas of about 970 square feet inside and 1,960 square feet outside, overwater hammocks, manta snorkeling with the Manta Trust, coral reefscaping, the AyurMa spa and a kids' club.
What to Consider: The seaplane costs $460 to $980 per adult each way in 2026, before a 28.7% service charge and tax, and it only flies by day.
Overview: Four Seasons Resort Maldives at Landaa Giraavaru
Four Seasons Resort Maldives at Landaa Giraavaru opened in November 2006 and has 103 villas. Its Sunrise and Sunset Water Villas with Pool were redesigned in 2019 as two-level villas, with a loft lounge, overwater hammocks and steps straight into the water. Amenities: Private pools, an overwater observatory with a resident astronomer, a spa and a dive center.
What to Consider: Water villas start around $2,500 a night, and the only way in is by seaplane to a remote atoll.

Soneva Jani opened in October 2016 on Medhufaru, one of five islands in an uninhabited cluster in Noonu Atoll, and later added a second phase of overwater villas. Its 1 Bedroom Water Reserve with Slide covers 555 square meters (5,974 square feet). The MICHELIN Guide gave it two Keys in its 2026 selection.

7. Conrad Maldives Rangali Island: Best for dining under the sea
Location: South Ari Atoll, about 30 minutes by seaplane from Malé.
Why We Love It: It has Ithaa, an all-glass restaurant 16 feet below the surface, and The Muraka, a villa whose master bedroom sits below sea level.
Amenities: 925-square-foot water villas, either the adults-only Sunset Water Villa with Pool or the Sunrise Water Villa with a whirlpool on the deck, plus Ithaa and The Muraka.
What to Consider: It's a large resort, with roughly 150 villas, the seaplane costs $700 per adult round trip, and Ithaa and The Muraka carry steep supplements.
Overview: Conrad Maldives Rangali Island
Ithaa opened in 2005 and was billed as the world's first all-glass undersea restaurant, 16 feet (five meters) below the surface. In November 2018 the resort added The Muraka, a three-bedroom, 5,934-square-foot villa with a master bedroom more than 16 feet below sea level, a 24-hour butler and an infinity pool. French Polynesia: the original overwater bungalows
French Polynesia is where overwater bungalows began: the first were built at Hotel Bali Hai on Raiatea in 1967. Bora Bora is a 45- to 50-minute Air Tahiti flight from Papeete, and most resorts sit on motus, small islets on the reef, reached by boat from the airport. The drier season runs from May to October.
8. Four Seasons Resort Bora Bora: Best for Mount Otemanu views and snorkeling
Location: A private motu on Bora Bora's lagoon facing Mount Otemanu, about 15 minutes by boat from Bora Bora Airport.
Why We Love It: Of its 115 keys, 108 are overwater bungalows, and its Ruahatu Lagoon Sanctuary gives guests a protected inner lagoon to snorkel with a resident marine biologist.
Amenities: Overwater bungalow suites from 1,080 square feet, 27 with temperature-controlled plunge pools, four open-air restaurants, and a spa with an overwater spa suite.
What to Consider: It isn't all-inclusive unless you book an inclusive package, and the motu means relying on resort dining.
